Aerial Photo Exhibit: I have attached a PDF aerial photo exhibit that illustrates the Subject Property, its relation to the adjacent City of Warrenville (COW) owned properties located immediately adjacent to the north, and the approximate portion of the property that is located within the FEMA mapped 100yr. floodplain for the West Branch of the DuPage River.
· Old Town/Civic Center Subarea: The property is located in the heart of the City’s Old Town District. The detailed long-term subarea land use plan the City Council approved for this area can be found at the following City website page: https://www.warrenville.il.
· TIF District #3: The property is located in the City’s Old Town/Civic Center TIF District #3. For the right project, the City could use the TIF District as a tool to help facilitate the reuse and redevelopment of the property in a manner that advances the goals and objectives of the redevelopment plan for TIF #3 and the Subarea Land Use Plan for the Old Town/Civic Center area. · Outstanding City Code Violations: I have requested that our Chief Code Official summarize what open Property Maintenance Code and Vacant Building Registration violations exist on this property. I will pass on his response as soon as I receive it.
